One of the key benefits of choosing a Noah Garden Room is that the majority of our designs fall within UK Permitted Development Rights. This means in most cases, you won’t need to go through the hassle of applying for planning permission—saving you time, paperwork, and delays.

Built to Comply with UK Regulations

We carefully design and construct our garden buildings to meet the specific height, size, and positioning requirements set out under Permitted Development guidelines. By keeping within these limits—such as a maximum height of 2.5m when placed within 2m of a boundary—we ensure your garden room is fully compliant and installation can proceed smoothly.

When Planning Permission May Be Required

While most of our buildings are exempt, there are situations where planning permission might still be needed. These can include:

  • Homes in conservation areas, national parks, or Areas of Outstanding Natural Beauty (AONB)
  • Listed properties
  • Garden buildings intended for permanent residential use
  • Projects that exceed size or height restrictions under Permitted Development
