Yes, you can upgrade your order to include boarding and insulation to allow efficient temperature heating in colder months whilst keeping your building cooler in hotter months.

What finishes and cladding can I choose?

You can pick from timber, cedar, or composite cladding. Timber offers a classic look, cedar brings natural luxury, and composite is the best choice if you want something low-maintenance and modern. You can also choose colour options within different material finishes

Can electrical features be added to the building?

Definitely if you add in the boarding and insulated upgrade. We offer electrical packs with sockets, lighting, switches, and a fuse board. If you’re planning to use the space for work or leisure, power and lighting can be included in your quote.

How long will installation take?

Most installations are completed in one to three days, depending on size and access. We offer a base option which you can add to your order, or do your own base, then our team will handle the rest, including fitting and final checks.

Does my building need a solid base?

Yes. A flat, firm base is essential. We can include a base in your order, or offer guidance on the best type for your build if you wish to do this yourself.

Can I make changes to the layout or design?

Of course. All of our garden buildings are made to order, so you’re free to customise size, layout, doors, windows, and finishes. We’ll help you plan everything to suit your space.

Do you deliver outside your local area?

Yes. We offer free delivery and installation within 150 miles of our Telford workshop. If your outside of this radius, just get in touch and we’ll confirm what’s possible based on your location.

I purchased a Mylor composite garden office from Noah garden rooms. Initially my partner and I were trepidatious about the base and delivery and the length of our garden as the stipulations by Noah were quite specific and our garden was quite away from the main road. I sent a video and multiple pictures of the site and then the base after it had been constructed, all the while liaising with Megan and Tilly at customer services to make sure everything went smoothly. On the day of the delivery the lads turned up nice and early and began work straight away. They didn’t mention how far away the site was or that we had to help because of the distance, just began work on the office. Unlike some workmen who spend all their time having lunch in their van these boys worked hard and for the two days kept me upto date as they went. I’m very happy with the office itself and can understand why the specifications are so specific. Do You Need Planning Permission for a Garden Building?

Noah’s garden buildings do not require planning permission, as they fall under permitted development rights. This means you can often add a garden room, shed, or workshop without needing to go through the full planning process.

There are some situations where consent may still be needed. Taller bespoke buildings, buildings larger than 30 sq m, may need permission from your local authority. It’s best to double-check if you’re unsure.

A good rule of thumb is: if your garden building is under 2.5 metres high, and no bigger than 30 sq m it’s usually allowed without extra permissions. But site-specific factors and your local council’s guidelines may affect this such as listed buildings
