Combination garden buildings give you more from your outdoor space by merging two or more functions into one smart structure. Whether you want a garden office with a secure shed, a gym with a changing room, or a hobby studio alongside a storage zone, these multifunctional rooms are designed to meet different needs in a single footprint. Internal partitions, custom layouts and tailored finishes allow you to keep areas distinct while still enjoying a unified design. For smaller gardens or homeowners who want to maximise value and utility, combination buildings offer a truly practical solution.

Combination garden buildings are perfect for those who want flexibility without compromise. Instead of installing two separate structures, you can enjoy the benefits of an insulated workspace alongside dedicated storage, or create separate areas for work and play. The layout is designed around your lifestyle, giving you all the space you need in one customisable, weatherproof structure. These buildings suit busy households, remote workers, hobbyists and families alike, helping you stay organised while creating room to relax or focus.
At Noah, we design and build all combination rooms in-house, ensuring quality from start to finish.

At Noah Garden Rooms, we design and build premium-quality garden rooms that combine craftsmanship, durability, and style — all at the most competitive prices in the UK.
We’re proud to be 5-star rated by our customers for our exceptional quality, service, and value. And if you’d like to see the craftsmanship for yourself, visit our indoor showroom to experience the superior design and finish of our garden rooms in person.
Combination buildings are fully customisable in layout, features and finishes. Whether you need a split between workspace and storage or a more complex mix of zones, we help create a layout that works practically and aesthetically. Our designers work with you to explore how the space can be used most effectively, taking into account daily habits, furniture, garden size and overall purpose.

Choose the best configuration for your needs, from 50/50 office-to-shed splits to three-part setups with utility zones or lounge areas. Internal walls, doors and lighting can all be tailored.

Have one side fully insulated for work or leisure use and another designed for storage, or choose to insulate both for flexibility in the future.

We offer racking, tool hooks, raised flooring and secure shelving to make sure your storage area is safe, dry and easy to use. Add double doors or ramp access for bulkier items.

In the work zone, enjoy comfort and focus with heating, glazing, lighting and sockets. Add acoustic panels, blinds or sound systems depending on how you plan to use the space.

Every combination garden building we create is made to perform well, look great and stand up to year-round use. From weatherproof roofing to robust locks and breathable insulation, each material is selected for its reliability and function. These buildings are especially suited to British weather and come with build quality that supports daily use across seasons. And because they’re modular by nature, future upgrades or reconfigurations are easy to implement if your needs evolve.

Each section of the building is constructed with appropriate insulation, moisture control and access features. Timber or composite cladding options are available depending on your aesthetic and maintenance preferences.

With insulated walls, double glazing, secure sealing and ventilation options, your building stays warm, dry and usable through all weather.

We tailor lighting, wall finishes, flooring and joinery to match the function of each zone. Keep it simple in storage areas or go premium in your workspace.

Every combination building is built by our team in Telford. We assemble all components in-house and ensure a smooth installation once the base is ready.

We guide you from the first idea to finished installation with one dedicated team. Our process is designed to be clear, collaborative and professional. Whether this is your first garden room or you’re replacing an old outbuilding, we make it easy to get exactly what you need, without hassle or confusion.
We start by talking about what combination of uses you want, what your garden allows for and what finishes or features are important. We’ll also explore storage access, lighting and insulation options.
Once we’ve mapped out the layout and features, we’ll send you a full specification and itemised quote with no surprises. You’ll know what’s included and how everything works.
We build the structure in our UK workshop, making each part to match your site and layout. We prepare cladding, roofing, joinery and insulation so the install is clean and quick.
Our team delivers and assembles the building on-site, managing sealing, fit-out and finishing. Once complete, your building is ready to use without delay.

Really happy with our garden room… From the first visit to the showroom, to the final handing over of the keys.
Sales team and build team were professional and friendly. Always responded quickly to any queries and changes we wanted.
Left the site clean tidy on completion.
The room is exactly as imagined and can’t wait to start using it. Sure to add value to our property.

From ordering through to delivery the service was faultless. The Ashbourne garden room is well designed and solidly constructed. Communication from the Noah team was excellent with lots of updates and advice. The fitters arrived spot on time and worked hard to complete the installation, were very friendly and conscientious. They left the room and surrounding area spotless. Would not hesitate to recommend Noah to anyone considering getting a garden room from them.

I purchased a Mylor composite garden office from Noah garden rooms. Initially my partner and I were trepidatious about the base and delivery and the length of our garden as the stipulations by Noah were quite specific and our garden was quite away from the main road. I sent a video and multiple pictures of the site and then the base after it had been constructed, all the while liaising with Megan and Tilly at customer services to make sure everything went smoothly. On the day of the delivery the lads turned up nice and early and began work straight away. They didn’t mention how far away the site was or that we had to help because of the distance, just began work on the office. Unlike some workmen who spend all their time having lunch in their van these boys worked hard and for the two days kept me upto date as they went. I’m very happy with the office itself and can understand why the specifications are so specific. It’s been a month now and I love it, I spend a lot of time in there and have now made half into a library. Would recommend Noah to anybody who listened.

Absolutely fantastic experience from start to finish. Really knowledgeable staff and so so helpful. Megan was so patient in answering all of my ridiculous questions. I have never ordered anything like this before, but the process was so easy and I felt very confident in what I was ordering as the website is really easy to navigate with really helpful information. The room was delivered and erected seamlessly with really polite, knowledgeable and courteous workmen. I cannot recommend this company highly enough. I absolutely love my garden room – everything is exactly as I ordered and it looks fantastic. All of my expectations have been exceeded. I can’t believe what an easy and calm process it was from start to finish. Thank you so much.

In most cases, garden rooms fall under permitted development rights, meaning you won’t usually need planning consent. However, factors such as overall size, how close the building is to boundaries or the way you plan to use the space can influence whether approval is required.
As a general rule, if your structure is under 2.5 m in height and positioned within your back garden, it will typically meet permitted development guidelines. Larger footprints, business-use studios or buildings installed in conservation areas may still require planning checks, so it’s worth confirming the details with your local authority.
We’ve put together a clear guide outlining the key requirements, exemptions and how to ensure your project stays compliant.

We have a lovely summer house from Noah that we're using as an office and it was installed in less than 2 hours. Happy with the product and service.Posted on Sarah Mirza30 May 2025Trustindex verifies that the original source of the review is Google. Show room is lovely, well worth visiting. The products are amazing, we bought a very large summer house and the total cost and value for money compared to other companies were second to none. The only issue which isn’t asked at point of sale which I have fed back is access to the garden where the product is going. Before purchasing make sure you have this conversation, we were a linked detached with only access to the garden through the garage which later cost us £300 to have to have the panels built to size to fit through the garage door and a section built a lot smaller. That being said the two guys that came to fit Paul being one, well they deserve 5* just on their own. We have never met two more, helpful, pleasant guys ever. These two are a real asset and credit to you.
