01.

Rooms start from compact 3m x 3m pods and go up to 7m wide for full cinema setups or pool table zones. We work to your specific space and budget requirements.

02.

Glazing and Doors

Pick from sliding, bifold or French doors, with optional side windows or blackout setups to ensure the perfect environment for projectors and screens.

Cladding and Roof Options

Choose between cedar, composite or treated timber in several colours. Roofs are available in flat, pent or apex styles to match your aesthetic.

Built to Last, Made for Comfort

Every games room is built with materials and detailing that match its purpose. From insulated walls and floors to smart ventilation and weatherproof finishes, we make sure it’s warm, secure and built to perform. These aren’t repurposed sheds; they’re solid, weather-sealed garden buildings that offer indoor comfort with outdoor durability.

Year-Round Insulation

Insulated and Ventilated

All rooms come with insulated panels, breathable membranes and optional heating or cooling systems to handle the British climate.

Durable Construction

Durable Structures

We use pressure-treated timbers or composite cladding to resist rot, warping and moisture damage, ensuring the building lasts for years of regular use.

Sealed for Sound and Warmth

Double glazing, secure locks and rubber seals help reduce noise transfer and heat loss, keeping the fun in and the cold out.

Quality Fixtures and Fittings

Sockets, lights, doors and windows are fitted by our expert team for year-round use and minimal maintenance.

Really happy with our garden room… From the first visit to the showroom, to the final handing over of the keys.
Sales team and build team were professional and friendly. Always responded quickly to any queries and changes we wanted.
Left the site clean tidy on completion.
The room is exactly as imagined and can’t wait to start using it. Sure to add value to our property.

From ordering through to delivery the service was faultless. The Ashbourne garden room is well designed and solidly constructed. Communication from the Noah team was excellent with lots of updates and advice. The fitters arrived spot on time and worked hard to complete the installation, were very friendly and conscientious. They left the room and surrounding area spotless. Would not hesitate to recommend Noah to anyone considering getting a garden room from them.

— Tony Lawther

I purchased a Mylor composite garden office from Noah garden rooms. Initially my partner and I were trepidatious about the base and delivery and the length of our garden as the stipulations by Noah were quite specific and our garden was quite away from the main road. I sent a video and multiple pictures of the site and then the base after it had been constructed, all the while liaising with Megan and Tilly at customer services to make sure everything went smoothly. On the day of the delivery the lads turned up nice and early and began work straight away. They didn’t mention how far away the site was or that we had to help because of the distance, just began work on the office. Unlike some workmen who spend all their time having lunch in their van these boys worked hard and for the two days kept me upto date as they went. I’m very happy with the office itself and can understand why the specifications are so specific. It’s been a month now and I love it, I spend a lot of time in there and have now made half into a library. Would recommend Noah to anybody who listened.

Absolutely fantastic experience from start to finish. Really knowledgeable staff and so so helpful. Megan was so patient in answering all of my ridiculous questions. I have never ordered anything like this before, but the process was so easy and I felt very confident in what I was ordering as the website is really easy to navigate with really helpful information. The room was delivered and erected seamlessly with really polite, knowledgeable and courteous workmen. I cannot recommend this company highly enough. I absolutely love my garden room – everything is exactly as I ordered and it looks fantastic. All of my expectations have been exceeded. I can’t believe what an easy and calm process it was from start to finish. Thank you so much.

Do You Need Planning Permission for a Garden Games Room?

In most cases, garden rooms fall under permitted development rights. As a general rule, if your structure is under 2.5 m in height and positioned within your back garden, it will typically meet these guidelines without needing formal consent.

However, factors such as overall size, boundary proximity or use in a conservation area may require a planning check. We recommend confirming details with your local authority. You can also read our full Planning Guide for more information.
